What homes really sell for, district by district
Everyone quotes local authority averages, so "Manchester" becomes one number covering tens of thousands of very different houses. These are medians of the actual recorded sales around each postcode district, which is a much smaller and more honest unit.

How to read this
Every figure is the median of real recorded sales on the streets around each district's centre, taken from HM Land Registry Price Paid Data, counting homes only. Land Registry's "other" category is commercial property, and including it would put office blocks inside house price ranges.
England and Wales only. Price Paid Data does not cover Scotland or Northern Ireland, which run their own separate registers, so Scottish and Northern Irish districts are absent from this ranking entirely. That is a gap in what we can see, not a statement about those places.
A district needs at least five recorded home sales to appear at all. Below that a median is a number pretending to be a statistic, so those districts are left out rather than ranked on two transactions. That is also why some very central districts are missing: they are mostly commercial and barely any homes change hands there.
This is what sold, not what is for sale, and not a valuation. A district that looks cheap may simply have sold a lot of flats that year. Open any district to see the individual sales behind its number, or check a specific address for the full picture on one property.
