Please read them - the short version is: we give you real, sourced due-diligence data about UK properties, it's not professional advice, and Premium is a straightforward auto-renewing subscription you can cancel any time.
What this service is
UKPropertyInsight aggregates publicly available data about UK addresses - sold price history, energy ratings, flood and other environmental risk, crime statistics, school information, local demographics, and more - sourced live or periodically from official government and public-body datasets, always attributed to their original source. We are not a property listings portal (we don't list homes for sale) and are not affiliated with any estate agent, portal, or the properties' owners.
Not professional advice
Everything on this site is informational and sourced from official third parties as described on our methodology page. It is not legal, financial, surveying, or professional property advice, and should not be treated as a substitute for a solicitor's conveyancing search, a qualified surveyor's report, or independent financial advice before buying a property. Data can be delayed, incomplete, or occasionally wrong at the source - always verify anything material to a purchase decision independently.
Accounts
You're responsible for keeping your account password secure and for anything that happens under your account. Give us accurate information when you sign up. You can delete your account at any time by emailing support@ukpropertyinsight.co.uk.
Premium subscription
Premium plans include a free trial - 5 days on the monthly plan, 14 days on the 3-month plan. If you don't cancel before the trial ends, your chosen plan (currently £9.99/month or £24.99/3 months) begins billing automatically and renews automatically at the end of each period, using the payment method you provide via our payment processor, Stripe, until you cancel. You can cancel any time from the Premium page - your access continues until the end of the period you've already paid for, and you won't be charged again after that. We don't offer refunds for partial periods already paid for, except where required by law.
Acceptable use
Use the site for personal, non-commercial property research. Don't scrape, bulk-download, resell, or systematically republish the data or reports this site generates, attempt to circumvent the Premium paywall, or use the service in any way that disrupts it for other users.
No warranty, limitation of liability
The service is provided "as is". While we take care to source data accurately and label clearly what's real versus modelled, we make no guarantee that every figure is complete, current, or error-free, and we're not liable for decisions made based on it. To the fullest extent permitted by law, our liability to you for any claim arising from your use of the site is limited to the amount you've paid us in the 12 months before the claim (or £0 if you're a free user).
Changes and termination
We may update these terms occasionally - the "last updated" date above will always reflect the latest version. We may suspend or terminate an account that breaches these terms. These terms are governed by the law of England and Wales.
