One wrong house costs more than a lifetime of reports
Professional property searches are priced per property: a flood report is around £25, an environmental search £50–£110, a coal mining search £40. Nine of the answers sit in files that need a spreadsheet or mapping software, three are behind a paid report, and twelve are a colour you read off a map. Before you pay
- Do I need a card for the free report?
- No. An account is free, and the property you choose for your free full report gets every check in full, with no card and no clock running.
- I only have one house to check. Am I stuck with a monthly bill?
- No. The three-month plan is £24.99 for three months, which covers a normal search from first viewing to exchange. It renews every three months unless you cancel. Cancelling stops the next payment, and the homes you opened with Premium stay open until the three months you paid for are up, then lock again.
- Can I cancel?
- Yes, any time. Once you have subscribed there is a Cancel subscription button on this page that takes you straight to Stripe to confirm it. Cancelling stops the next payment. Premium carries on until the end of the period you have already paid for, and so do the homes you opened with it. Then those homes lock again. The home you opened with your free full report stays open for good.
- What do I get that the free report does not show?
- Every check in full on every property, where a free account opens one. That means the 16 checks locked on any other report, school catchment distances among them, plus the full list of questions for your solicitor and surveyor, each property's PDF, and every check side by side when you compare the homes you save. Notes and change alerts on saved homes are free with any account, so Premium does not add them.
- I am buying outside England. What does Premium cover there?
- Less than in England, because some sources stop at the border: 10 of the 16 Premium checks have a source to read in Wales, 7 in Scotland and 4 in Northern Ireland. Sewage Discharge, Historic Contamination, School Catchment Areas, Development Nearby, Planning Decisions and Health Services read records kept for England only. Each check in the list at the foot of this page says where its source reaches, and a report outside England names the ones missing there before you pay.
- Where does the data come from?
- Named official bodies, 22 of them, each listed with the checks it is read for on the methodology page: HM Land Registry, the Environment Agency, Ofsted, the Department for Education, councils' own admissions statistics, the British Geological Survey, ONS and Police.uk among them. Which way a home faces and the stations nearby also read OpenStreetMap, the map its volunteers draw, and say so. Nothing is scraped from a listings portal and nothing is modelled without saying so.
