Privacy Policy

Last updated 19 August 2026. UKPropertyInsight ("we", "us") is operated as a UK-based property due-diligence service at ukpropertyinsight.co.uk. This page explains what personal data we collect, why, and what rights you have over it.

What we collect

Account details Your email address and a securely hashed password (we never store or can see your actual password) if you create an account.

Content you create Properties/schools you save to a watchlist or shortlist, and any area or school reviews you submit (shown anonymously, never with your name or email attached).

Billing information If you subscribe to Premium, our payment processor Stripe collects and stores your card details directly - we never see or store your full card number ourselves. We keep only your Stripe customer/subscription reference and subscription status.

Session cookie A single signed cookie that keeps you logged in. No advertising or analytics cookies, and no third-party tracking scripts run on this site.

Searching an address - the core of the site - needs no account and stores nothing about you. The postcode/address you look up is sent to the official public data sources listed on our methodology page purely to fetch the relevant public facts about that location, the same way it would be if you queried each of those sources yourself.

Why we collect it, and who we share it with

Account and billing data exists solely to run the service you've asked for: logging you in, remembering your watchlist, and processing a subscription you've chosen to pay for. We don't sell, rent, or otherwise share your personal data with third parties for marketing purposes.

A small number of processors handle data on our behalf, each only for what's needed to run the service: Stripe (payment processing), Neon (database hosting for accounts/watchlist/reviews), and Render (web hosting). Each is contractually bound to only use your data to provide that service to us.

Your rights

Under UK GDPR, you can ask us at any time to: see a copy of the personal data we hold about you, correct anything that's wrong, delete your account and associated data, or withdraw any consent you've given. Email support@ukpropertyinsight.co.uk for any of these - we'll respond within 30 days as required by law. If you're unhappy with how we've handled your data, you also have the right to complain to the Information Commissioner's Office (ICO), the UK's independent data protection regulator.

Data retention

We keep account data for as long as your account is active. If you delete your account (or ask us to), we remove your personal data within 30 days, except where we're legally required to keep billing records for longer (typically 6 years, for UK tax purposes).

Other things worth knowing

This service isn't directed at children, and we don't knowingly collect data from anyone under 18. We may update this policy from time to time - the "last updated" date at the top will always reflect the latest version, and any significant change will be highlighted here.
