Why trust this

Every figure names its source

Sold prices from HM Land Registry. Flood zones from the Environment Agency. School ratings from Ofsted. Subsidence from the British Geological Survey. Nothing is scraped from a listings site, and nothing is guessed.

Where a source does not cover an address, the report says so, rather than leaving a gap that looks like good news. When a reader tells us a figure is wrong, we check it and publish what we find on the accuracy log, including the times we were wrong.

What is UKPropertyInsight?

A due-diligence tool for any UK postcode: sold price history, energy rating, flood risk, crime, schools, noise, demographics and more, pulled live from official public data. Not a listings site: we don't show what's currently for sale, we show the facts about a property and its area.

Is it free to use?

Searching is free and needs no account. You'll see headline verdicts on every check straight away. Creating an account is also free, and unlocks every Premium check on the first property you look at, no card required. After that the deeper checks lock unless you subscribe.

What happens after the free report?

Nothing is charged, because there is no card on file. The properties you already opened stay unlocked for good, so you can go back to them any time. Opening a new one needs a subscription, and postcode search stays free either way.

How is this different from Rightmove or Zoopla?

Those are listings portals. They show homes currently for sale. We don't list anything and aren't affiliated with any agent or portal. We show the due-diligence data behind any address, listed or not: sold prices, EPC history, official risk designations and area statistics.

Where does the data come from?

Named official sources only, shown below: HM Land Registry, the EPC Register, the Environment Agency, ONS, the Department for Education, Ofsted, Police.uk and more. Nothing scraped, nothing guessed. Every figure traces back to a source.

Which parts of the UK are covered?

Coverage depends on the source: Land Registry and EPC data cover England and Wales, Police.uk covers England, Wales and Northern Ireland, and a few layers like school catchment boundaries only appear where a council has published that data openly. Where something isn't covered for an address, the report says so rather than leaving a gap unexplained.
